Project Overview

Roshal was appointed to carry out specialist brickwork repairs and repointing works to the front elevation of the NHS Alfred Squire Health Centre. The building had areas of deteriorated mortar joints, blown brick faces, and visible cracking within the masonry that required remedial works to maintain the structural stability and weather resistance of the façade.

Scope of Works

Pointing Works Below DPC
Approximately 36 metres of mortar joints along the front elevation below the damp proof course were carefully raked out to remove deteriorated mortar. The joints were then repointed using a compatible mortar mix to match the existing masonry. During this process, bricks with substantially blown or damaged faces were carefully removed and replaced with suitable matching units.
The works also included full site setup and enabling works to ensure safe and efficient completion.

High-Level Brickwork Repairs
A temporary mobile access tower was installed to allow safe access to elevated areas of the façade. Approximately 0.5m² of defective brickwork was dismantled and rebuilt. In addition, two stepped cracks within the masonry one at high level and one at low level were repaired using a helical bar stitching system. The affected mortar joints were ground out, reinforcement bars installed with specialist grout, and the areas repointed to match the surrounding brickwork and restore structural continuity.

All works were undertaken in accordance with the recommendations set out within an independent structural survey and were completed in line with the design survey specifications. The repair strategy ensured that the building fabric was restored while maintaining the original appearance of the brickwork.

Reinstatement of Brick Corners
Three damaged brick corners, each up to 600mm in height, were carefully dismantled and rebuilt. Any bricks displaying substantial face damage were replaced with matching materials to maintain consistency with the existing façade. All reconstructed areas were finished with new pointing to blend with the surrounding masonry.

Brick Seal Application
To complete the works, two coats of a clear, breathable water-repellent sealant were applied to the external brickwork of the front elevation. This protective treatment helps prevent moisture penetration while preserving the natural appearance of the brick façade.

Outcome

The completed works successfully restored the structural integrity and visual condition of the front elevation in accordance with the structural engineer’s recommendations. Deteriorated mortar joints were replaced, damaged brickwork reinstated, and structural cracks stabilised using specialist reinforcement techniques.

The application of a protective brick seal will help prolong the lifespan of the masonry by reducing water ingress while maintaining breathability. All works were completed safely and efficiently, with minimal disruption to the operational healthcare facility.
