About the Client

Fineshade Wood is a Forestry England owned adventure woodland North of Corby that boasts various trails and facilities for the public to explore the great outdoors. Top Lodge is the sites main collection of buildings that house their offices and employee areas, a café open to the public, a courtyard and bicycle hire station.  

The Brief

Forestry England went to tender with this project through .gov Contracts Finder in which Roshal bid for the work along with multiple other contractors, and were successful in being awarded. The brief was set out within the in-depth tender documents and described all details needed to be quoted for, this included:  

  • Main Office refurbishment  
  • Outbuilding refurbishments, over 5 different buildings 
  • Civil works within the courtyard and surrounding site including roof repairs 
  • Bike relation shed fit out 
  • Electrical: lighting, power and data and all associated containment throughout 
  • Additional Air Conditioning in comms room 
  • Small plumbing works 

At various points in the project the site was reopened to the public, so Roshal executed the project in multiple phases ensuring that all works were planned and considered to accommodate this.

Our solution. 

This project saw all areas of our business, from initial concept design, through to refurbishment, electrical and civil works both internally and externally.  

In the main office area, a full decant started the project, followed by decoration to all walls and ceilings, new doors, flooring, power, data and LED lighting upgrades.  Full height partitions were installed utilising the existing oak framed glazing details and framed glazing details and finished with full decoration and a new bespoke counter and desk area.  

 

The café courtyard had the existing gravel removed from the main Café seating area and relocated and re-used in the existing site pathways. New natural stone slabs were cut and installed to provide a trip free area accessible to all, making the area look and feel much smarter. New drainage was installed, and levels set to prevent pooling of rainwater.  

 

External lighting was upgraded along with various repairs to external finishes and facades, doors and windows and all finished with new decoration.  

 

The civils team also made many repairs to facias and facades on multiple building, replacing and restoring gable ends and timber cladding.  

 

Seven new winders were bespoke made in our on-site joinery facility and fitted, along with 4 hardwood window repairs where rot had damaged the frames, these were cleaned up, repaired and repainted. And multiple double-glazing panes replaced where they had been compromised.
