Roshal Space Consultants was appointed as both Principal Designer and Principal Contractor to manage and deliver the refurbishment and reconfiguration of an existing office area within D82.
The project involved the removal of an existing office, creation of a new office and meeting room area, and the refurbishment and fit-out of the space. Roshal coordinated the works across multiple trades, including building, electrical, ventilation, fire detection, ceilings, flooring, decoration and furniture installation.
Working within an operational commercial environment, the project was carefully planned and coordinated to ensure the works were delivered safely, efficiently and with minimal disruption to the surrounding areas.
A key element of the project was the construction of a new office and meeting room area.
The existing yellow barrier was carefully removed and set aside for storage by others before new composite partitioning was installed. The partitioning was selected to match the finish of the adjacent existing offices, creating a consistent appearance throughout the area.
The new meeting room incorporated two single-glazed laminated internal windows, while two new ply flush solid-core doors with slimline vision panels were installed to provide access to the newly created rooms.
New Venetian blinds were also installed to the meeting room frontage, completing the internal fit-out.
The new office areas were fitted with a suspended ceiling system incorporating a 600 x 600mm modular grid and mineral fibre ceiling tiles.
New CAT A LED lighting panels were installed throughout the meeting room and office areas, incorporating emergency lighting and designed to provide appropriate office illumination levels.
Within the main office, new three-compartment dado trunking was installed with double socket outlets provided at each workstation. The trunking also provides capacity for future data cabling.
All electrical installations were tested, inspected and labelled on completion in accordance with BS 7671.
A new mechanical ventilation system was installed to provide fresh air to the newly created offices based on the proposed occupancy levels.
The system draws air from the warehouse area through a compact fresh air unit positioned within the ceiling void. New ductwork was installed to serve both the meeting room and office area, with supply air valves integrated into the suspended ceiling.
An interface relay was also installed to enable the ventilation system to shut down when required by the fire alarm system.
As part of the fire detection works, two optical smoke detectors with sounder bases were installed within the new office areas. Relevant site drawings and graphics were updated following completion.
The refurbishment also involved the removal of a redundant roller shutter opening.
The existing roller shutter, associated mechanisms, guides, motor, controls, cabling and supporting components were carefully dismantled and removed. Access was provided using the existing on-site MEWP where required.
Following removal, the 3m wide x 3.5m high opening was infilled using Class B smooth engineering bricks. The new brickwork was bonded into the existing wall construction and built solid with fully filled joints to meet the required three-hour fire rating.
The completed brickwork was subsequently decorated with two coats of masonry paint to both sides.
Complete Office Transformation – From Demolition to Fully Fitted Workspace
The existing floor was prepared to accommodate the new office layout.
A C40 pre-bagged concrete screed was mixed and installed in two phases to deep-fill and level the floor area. Once sufficiently cured, the floor was over-screeded using a self-levelling compound to provide a suitable substrate for the final floor finish.
New coved formers and capping strips were installed before fitting Polyflor Polysafe Standard vinyl flooring. All joints and abutments were hot seam welded to provide a durable, hygienic and finished installation.
The newly created office areas were fully decorated, including new plasterboard surfaces and existing walls within the refurbished areas.
Two coats of durable matt emulsion were applied to the walls, while the new ply flush doors were finished using an undercoat and gloss paint system.
The new brickwork forming the former roller shutter opening was also decorated to provide a consistent finished appearance.
Alongside the new office construction, Roshal also undertook the demolition and removal of the existing office area.
The existing metal ceiling and associated walls were progressively dismantled, using Genie hoists to carefully support and lower sections of the ceiling to ground level.
Before demolition commenced, electrical supplies were isolated and circuits were proved safe. Existing wiring and containment were removed back to their source where required.
The works were carefully sequenced to protect the surrounding building and ensure redundant materials were safely removed and disposed of.
To complete the project, Roshal supplied and installed the specified furniture for the newly refurbished office areas.
Furniture installation was coordinated with the building works to ensure the completed rooms were ready for occupation and use on handover.
As Principal Designer and Principal Contractor, Roshal managed the project from initial planning through to completion.
This included coordinating the various specialist trades, sequencing the works, managing interfaces between building services and finishes, overseeing health and safety requirements, and ensuring the different elements of the refurbishment were delivered as one coordinated project.
The completed works have transformed the existing space into a modern, functional office and meeting room environment, providing improved facilities and a refreshed working environment for the building’s occupants.
