Roshal was appointed as both Principal Designer and Principal Contractor to design and deliver the full refurbishment of Caterpillar’s former Sports and Social Building, now known as The Hub. The building had previously been used as an event and leisure facility, including a gym and large open spaces. Caterpillar required the building to be transformed into high-quality, modern office accommodation to support its growing operational needs.
The project involved a complete change of use, converting the existing events venue into a fully functional and contemporary office environment. The layout, finishes and functionality of the new space were fully designed by Roshal, ensuring the building met both operational and aesthetic requirements.
The refurbishment also brings The Hub in line with previously completed Caterpillar building refurbishments, which were also delivered by Roshal, creating consistency across the site in both appearance and workplace standards.
The before-and-after transformation images clearly demonstrate the scale of change, with many remarking that it is almost impossible to believe it is the same space. What was once a dated leisure and events venue is now a sleek, professional working environment.
WC facilities were not included within Roshal’s scope of this refurbishment.

Site Conditions & Welfare
The building was unoccupied and located separately from the main factory, allowing Roshal to carry out the works without disruption to Caterpillar’s live manufacturing operations.
During part of the project, there was no running water available within the building. To ensure full compliance with health, safety and welfare standards, Roshal provided external welfare facilities for operatives, including toilets, washing and rest areas.
Communication & Project Management
Regular on-site meetings were held throughout the project, and communication with the client was excellent throughout. Roshal maintained a proactive approach to RFIs, ensuring that any design or technical queries were answered quickly and progress was maintained.
As both Principal Designer and Principal Contractor, Roshal maintained full oversight of the project from concept through to completion, ensuring effective coordination, programme management and delivery quality at every stage.
